Buyer costs at property auction beyond the hammer price
On the day
Beyond the purchase price, budget for the buyer’s premium or administration charge if the catalogue lists one. These are often a percentage of the hammer price plus VAT, but formulas vary — read the fee schedule literally, calculator in hand.
Tax and registration
Stamp Duty Land Tax (or devolved equivalents) depends on the price, your circumstances, and whether you already own property. HMRC’s own calculators are the sensible starting point; do not rely on a headline figure from a blog.
Land Registry fees scale with the type of application. Your solicitor bundles these into their completion statement.
Professional fees
Solicitors may charge a fixed auction fee because of the compressed timetable. Surveyors might charge a premium for a fast-turnaround report. Neither is “padding” if it buys you sleep.
Utilities and council tax
Apportionments appear on the completion statement: seller’s unused council tax month, oil in the tank, that sort of thing. Small lines, but they stop arguments on moving day.
